What’s included in the sale?
Everything. Snowcoast is sold fully furnished and equipped — you walk in, put the kettle on, and you’re home. No renovation, no furniture to ship, no waiting.
How many people does it sleep?

With three double bedrooms, two bathrooms and the tatami room set up to quickly convert to a to a shikifuton guest room it sleeps 10.
Is it ready to move into?

Yes — one hundred percent walk-in ready, and available now. It’s professionally maintained every month, inside, outside and the gardens.
Is there parking?
Plenty — five spaces in total: a four-car private park plus the driveway. No one fights for a spot.

What’s the internet like?

High-speed fibre-optic installed, with two dedicated lines — one for the house and one for the home office. You just sign up to a plan. It’s an easy place to work remotely.
LOCATION & ACCESS
Where exactly is it, and how do I get there?

Between Joetsu-Myoko and Itoigawa stations on the Hokuriku Shinkansen line. Door-to-door from Tokyo Central Station via Shinkansen is under 3 hours.
How close is the skiing? And the beach?

Both are close. The nearest beach, Tozaki, is a one minute walk; the first resort, Charmant, about thirty minutes. It’s one of the very few places in Japan where powder in the morning and the sea in the afternoon is a normal day.
OWNING IT
Yes, Japan is one of the world's most open property markets — no citizenship rule, no residency rule, no special permit. It's freehold: the house and the land, yours outright and indefinitely, exactly as a Japanese national would own it. And yes, you can buy and register a car too.

What does it cost to run each year?

Around ¥1,000,000 a year, all in — that’s our own real-world, lived figure for two people here year-round, and it even includes running a full owned car. A buyer’s property-only cost is lower still.
Can I let it out when I’m not using it?

You can. Both winter ski and summer sun demand along this coast is strong, and the house suits a seasonal let. If income matters to you, ask us directly, we’re happy to share what we’ve learned.
I’d be an overseas owner — who looks after it?

We currently live overseas ourselves. The home is maintained monthly by a local operator, inside and out, including the gardens.

Can I view it if I’m not in Japan?

Yes. Most buyers start with a private video walkthrough, live, so you can ask questions as you go. If you’re in Japan, an in-person viewing is easy to arrange too.
